Funds Available: Layton City’s Home Down Payment Grant

Making homeownership a reality just got a little easier in Layton. The At Home in Layton program continues to support qualified buyers by providing a $10,000 grant designed to cover down payments, closing costs, or principal reductions.

How the Program Works

The initiative is fueled by federal Community Development Block Grant (CDBG) funds. These funds follow a fiscal cycle from July 1 to June 30 each year. To give you an idea of its impact, nine local households successfully utilized these grants during the previous program year.

Financial Terms and Forgiveness

This assistance is structured as a deferred, no-interest, no-payment loan. It is designed to be fully forgivable, meaning you may never have to pay it back:

  • The 5-Year Rule: The grant is secured by a Promissory Note and Trust Deed. If you live in the home as your primary residence for at least five years, the debt is completely forgiven.
  • Early Sale: If you sell the home before the five-year mark, a portion of the funds must be repaid to the City.

Why It Matters Now

As of April 2026, Utah homebuyers are seeing 30-year fixed mortgage rates between 5.5% and 6.5%. With housing costs consuming a larger slice of the average paycheck, this $10,000 bridge helps close the affordability gap for low-to-moderate income (LMI) households.

Funds are awarded on a first-come, first-qualified basis. If you’re ready to apply, keep these timelines in mind:

  • Review Turnaround: Eligibility results are typically issued within two business days of submitting a complete application.
  • Total Processing: The entire journey from application to approval takes approximately two weeks.
  • Tip: Ensure your application is 100% complete before submission; incomplete files are the primary cause of delays and denials.
